Community Associations
As is true of all master-planned communities, the neighborhoods of Morrison
Ranch will be fall under the control of one or more community associations.
The primary role of each association is to maintain the overall character
of the Ranch. To many residents, the influence of the association is
a tremendous benefit, nurturing good neighbor relations and increasing
land values.
With the exception of Higley Groves, all Ranch neighborhoods will be
governed by the Community Council, a non-profit corporation whose
sole purpose is the maintenance and implementation of the open space,
recreation, and irrigation systems of Morrison Ranch. The Community
Council will be made up of a board of directors appointed by the
master planners of the Ranch, whose responsibilities are defined the
Morrison Ranch CC&Rs.
With regard to new construction and landscaping within Morrison Ranch,
the Community Council will defer to the Covenants Commission, a
professional board staffed by local architects, landscape architects, and
other professionals retained to protect and maintain the character of the
Ranch by reviewing and approving all construction and landscaping plans.
As the first neighborhood developed within the Ranch, Higley Groves
is unique in that it will be governed by two associations independent of the
Ranch’s Community Council. Each of the Higley Groves’ associations, however,
will work closely with the Community Council and Covenants Commission to
ensure that the overall character of the Ranch is maintained within Higley
Groves, just as it is within the other five Ranch neighborhoods.
